Design Phase I 

After contracts have been signed and creative direction has been discussed between JPD and the client, the first phase of design will begin. During this time, JPD will set an overall image direction for the project with deliverables that include design sketches, image direction and preliminary floor plans inclusive of furniture blocks.


Design Phase II

Stage A

JPD will begin to apply the approved design concepts to specific areas of the design project. Pre-coordinated RCPs, Floor Finish and Power & Data plans will be developed as well as preliminary bathroom plans. JPD will also examine and provide basic direction for any major architectural elements, inclusive of millwork. During this stage, a FFE (furniture, fixtures, equipment) list will be created. 

Stage B

JPD will coordinate information from consultants (architect, contractor, etc.) and adjust design plans as necessary. Elevations of each room will be provided at this time, along with bathroom plans, architectural details and door details. Final plumbing, hardware and architectural finishes will also be submitted.

Stage C

JPD will finalize furniture design and selection. Final plans, elevations and architectural details will be submitted to the architect and contractor. Finish samples will be provided to the client, architect and contractor.


Design Phase III

JPD will work with coordinated parties to execute the design of the project. JPD will be responsible for purchasing and storing all FFE items. During project construction, JPD will make periodic visits to the site to ensure that design intent and standards are being upheld. JPD will be on-site for the duration of final installation and will assume responsibility for the deliver and installation of all FFE within the firm's scope.
